Rental Process and Selection Criteria

At K&P Makelaars the supply of rental properties changes very quickly. Are you looking for a rental home, apartment or a studio or room? With us there is a good chance that you will find a good home that suits your needs. We are therefore the specialist in rental properties in Groningen and the surrounding area. We are happy to help you find your dream home.

We do not accept discriminatory behavior and treat everyone equally, regardless of origin, orientation, religion, disability or gender. When renting out homes, we apply the same rental conditions to all (prospective) tenants as stated on our website.

Offer on the website

If a house, studio or room becomes available at short notice, an advertisement will be placed on the website under the heading 'offer'.

Respond/Request

As an interested home seeker, you can respond to the advertisement, leave your contact details and request a viewing. One of our employees will contact a few interested parties within a few hours and invite them for a viewing.

Viewing

If you receive an invitation for a viewing, this date and time are fixed. We are bound to the available times of the owner of the rental property and sometimes the current tenant.

Please note: Since we sometimes receive dozens or even hundreds of responses, we unfortunately cannot invite everyone for a viewing.

Selection criteria

To determine which candidate tenant will be allocated a home, we use the following selection criteria:


  • Income
  • Possible parent/guardian guarantee
  • Daytime activities
  • Type of employment
  • Family composition and family size in relation to the object
  • Pets


Important: As a tenant you do not owe us any costs. Our services for you as a tenant are free of charge, as it is legally prohibited to charge agency fees. Unless you ask us to find you a place to live that is not among the properties on offer. You can read more about this exception here.

  • Rent allowance

    K&P Makelaars also has homes for which you may be eligible for housing allowance. To apply for housing allowance, you must meet the following conditions:


    • You have a rental agreement.
    • You pay the rent every month and can prove it.
    • You are 18 years or older.
    • You are registered with the municipality at your home address.
    • You have Dutch nationality, or you are legally in the Netherlands.
    • Your benefit partner or co-resident has Dutch nationality or a valid residence permit.
    • You rent an independent home.
    • Your calculation rent is below the limit of € 808.06 in 2023. The calculation rent is slightly different from the basic rent.
    • Your income is not too high.
    • Your assets are not too high.
  • Apply for housing allowance

    Apply for rental allowance from the Tax Authorities via My Allowances with your DigiD.


    You can apply for your housing allowance until September 1 of the following year. For example, would you like to apply for housing allowance for 2023? Then do this before September 1, 2024. You will receive a letter from the Tax Authorities within 5 weeks. This states whether you will receive housing allowance and how much.

  • Submit moving documents to the municipality

    You can report a move to the municipality personally or digitally. This is implemented in the Personal Records Database (BRP). When you report the move to the new municipality, you will need the following documents:


    • A valid proof of identity (passport, Dutch identity card,
    • Proof of occupancy (deed of purchase, rental contract or declaration of consent from the main resident).

    In the past, reporting a move took a lot of time and you had to wait at the municipal counter. Nowadays you can also register online with the municipality. Via Home | DigiD allows you to easily change your address. With just a few mouse clicks you can submit your move online. With the arrival of DigiD, you will never have to queue at the municipal counter again.

  • Change address of municipality

    Are you moving within your own city? Then most of the above tips also apply to you. Then you also have to go to Home | DigiD change your address at the municipality. To do this, you must be able to show valid identification and proof of occupancy (a deed of sale, rental contract or declaration of consent from the main resident). Also make sure that you report your change of address to various authorities, so that you receive your mail at the new address.

  • Termination of the rental contract.

    When you move, you must terminate the lease on your current accommodation. You must do this at least one calendar month and a maximum of 3 calendar months in advance. Please note: these are calendar months. For example, if you cancel the lease on July 2, the lease will not end on July 31, but on August 31. If you cancel the rental before July 1, the agreement will end on July 31.


    At the end of the rental agreement, you naturally return your room, studio or apartment to its original state. During the final inspection, K&P Makelaars checks whether this has been successful. If that is the case, you will get the deposit back.

  • Rent allowance amount

    Rent allowance, also known as rental subsidy, is a compensation for part of your rent. How much you get depends on the rent, your income and your assets. Do you have an allowance partner or co-resident? Then their income and assets also count.

  • Register at the municipality

    Are you moving to a new municipality soon? There is more to this than moving within the same city. You must register with another municipality and notify the municipality of any change of address via Home | DigiD. It is wise to start the preparations in time, so that you no longer have to worry about this during the move. Do you want to be sure that you are well prepared? We have listed what you need to arrange when moving to another municipality so that you do not overlook anything.


    It is mandatory to register as a new resident with the municipality within 5 days after your move. If you do not do this on time, you will face a fine of up to 235 euros. However, we recommend that you report the move as soon as possible, because then there is little chance that you will forget it later. You can register with the new municipality as early as 4 weeks before the move.


    The municipality will pass on the change of address to the following authorities:


    • The tax
    • Your health insurer
    • DUO - your student loan
    • The SVB benefits
    • The CAK - personal budgets
    • Your pension fund
    • The RDW - road tax

    You do not need to deregister from your old municipality, because this happens automatically when you register with another municipality. This saves time, because you only have to notify one municipality of your move. You will not receive a notification of the deregistration. But be careful, you will receive a notification of your registration with the new municipality. You can also view the registration via the My Government portal.

  • Apply for a parking permit

    Do you want a parking permit for your new address? Then you must apply for this from your new municipality, because a parking permit does not automatically move with you. The parking permit can only take effect 5 days after your move to the new municipality. However, you can report this in advance, but you will still have to request it after the move.

  • Taxes

    Municipal taxes


    Municipal taxes include waste tax, sewerage tax, property tax and dog tax. You pay this to your municipality, so moving affects the amount and to which municipality you pay it.


    Each municipality regulates these taxes itself. Sometimes you pay in advance, while other municipalities levy taxes afterwards. When you move to another municipality, you can reclaim the excess you paid to your old municipality. You pay municipal taxes to your new municipality from the date of your move.

    Water board tax


    There are 3 types of water board tax: water system tax, purification tax and pollution tax. You will find a combination of these types of tax on your assessment. Which ones they are depends on your situation.


    The Netherlands consists of 22 water boards. When you move to another municipality, there is a chance that you will go to a location that falls under a different water board. You will then automatically receive a bill from your old water board for the rest of the year. Fortunately, you don't have to worry about the extra amount you pay, because you will get it back at the end of the year. If you do not hear anything about this, we recommend that you contact your old water board to check this.

  • Delivery criteria & final inspection

    At the end of the lease, a tenant must make the rental property available to the landlord again. This is also called the 'delivery' of the home. But in what condition should the rental property be delivered? K&P Makelaars can imagine that sometimes you can't see the forest for the trees. What is expected of you when you move? In what condition must you deliver the house or room to the landlord? What should or shouldn't you repair or remove? This document describes exactly what is expected of you, as a tenant.

    When the rental agreement is about to end, K&P Makelaars will come by for the final inspection. Here we will check whether you have delivered your room, studio or apartment correctly. Once you have met all the conditions, you will get the deposit back. Please note: during the final inspection you also hand in the keys, after which you can no longer enter the living space. If it appears during the final inspection that you have not met the delivery criteria, K&P Makelaars will charge the costs incurred for cleaning and/or maintenance and/or repair.
